The five real budget levers
- The plot: slope, soil bearing capacity, site access. Special foundations can account for 5 to 15% of the budget.
- How compact the plan is: for the same area, a simple volume costs markedly less than a fragmented architecture.
- The structure: regular grids, reasonable spans, seismic compliance with RPS 2011 considered from the first sketch.
- The finishes: this is the most elastic item; a materials schedule settled early avoids overruns at the end of the site.
- The contractor tender: three quotes compared line by line, a clear contract, variations kept under control.
Beyond the construction works
- Architect's fees: 8 to 12% for a full commission (details).
- Technical studies: reinforced concrete, RTCM thermal, geotechnics: 3 to 5%.
- Taxes and permits: municipal charges for the building permit, tax on construction operations.
- Utility connections: water, electricity, drainage, depending on the area.
- Interior fit-out: kitchen, walk-in wardrobes, furniture: to be budgeted from the start if you want a finished result.

How can costs be reduced without lowering quality?
Through design: a compact plan, a regular structure, controlled ceiling heights and well-chosen materials save far more than discounts negotiated on quotes. That is the architect's first job, and it pays for itself.
