How much does an architect cost in Casablanca?

Between 8 and 14% of the construction cost for a full commission, depending on complexity. For a permit-only commission, expect a flat fee of around 15,000 to 40,000 MAD (Moroccan dirhams) for a 150 to 200 m² villa. The written proposal always sets out exactly which phases are included.

Do you need an architect to obtain a building permit?

Yes. Law 016-89 requires one for any new build, extension or structural renovation. The architect designs the plans, files the Rokhas application and assumes legal responsibility for it.

How long does a permit take?

Allow 2 to 4 weeks of design work for the preliminary scheme, then the Rokhas review period, which varies from one commune to another. A fully compliant file at first submission is the best way to speed things up.

Do you work outside Casablanca?

Yes: Rabat first and foremost, as well as the Bouskoura, Dar Bouazza and Mohammedia corridor. For other cities, let's discuss it during the initial assessment.
