Raw earth, rammed earth and CEB in Morocco: building cool without air conditioning
For several seasons now, the international architecture press has been putting raw earth and mineral renders back at the heart of contemporary design. In Morocco, this is not an imported fashion: rammed earth, adobe and lime are part of a know-how that is still alive in Marrakech, the Souss and the pre-Saharan valleys. Here is what these techniques are really worth here, in terms of summer comfort, dirhams and administrative feasibility.

What the press says, and what the Moroccan reality shows
The trend is easy to spot: international architecture magazines and websites are publishing more and more projects in raw earth, compressed earth blocks and mineral renders, framed by a discourse on carbon, local materials and energy sobriety. I follow this with interest, but also with a certain distance: what is a rediscovery elsewhere is a continuity here.
In Morocco, load-bearing earth has never completely disappeared. The ksour and kasbahs of the southern valleys, the toub walls of the Souss, the old riads of Marrakech with their lime renders, the collective granaries of the Anti-Atlas: all of these belong to the same constructive vocabulary. And above all, there are still masons capable of building a rammed earth or adobe wall, mainly around Marrakech, Agadir, Taroudant, Ouarzazate and Errachidia.
So the question is not whether it is possible, but where, for which type of project and at what cost. A 50 cm wall of rammed earth is a magnificent thing: it is also heavy, thick, demanding in terms of maintenance, and viewed with suspicion by some technical inspection offices. My role as an architect is to say when this choice serves the project, and when it weakens it.

Rammed earth, adobe, CEB: three very different construction sites
People often speak of "raw earth" as if it were a single thing. On site, the three families have nothing in common in terms of organisation, timescales and labour.
Rammed earth is damp earth compacted in successive layers inside formwork. It is the most spectacular technique, with its visible horizontal strata, and the one most dependent on the quality of the soil on the site. It requires an experienced foreman.
Adobe is a brick moulded by hand and sun-dried. It is the most accessible and most economical technique, and the closest to the traditional construction of the south.
CEB, the compressed earth block, is produced with a press and often stabilised with 5 to 8 % cement or lime. Regular format, measurable strength, installation close to conventional masonry: this is the one I recommend most often, because it reassures engineers and can be tested in a laboratory.

Worth remembering: stabilised CEB commonly reaches 2 to 4 MPa in compression, which is enough for load-bearing walls over one or two storeys provided the structural engineer validates the calculations. These are 2026 orders of magnitude, to be confirmed by testing the blocks actually produced.
Summer comfort: betting on thermal mass rather than kilowatts
This is the central argument, and the only one that really matters to my clients. A thick earth wall does not "block" heat, it delays it. This is called thermal lag: the heat of 2 pm passes through the wall and emerges inside late at night, when the outside air has cooled and you can ventilate.
For an earth wall of 40 to 50 cm, the thermal lag is in the range of 8 to 12 hours. In a dry continental climate, in Marrakech, Taroudant, Beni Mellal or Errachidia, where the gap between 43 °C in the afternoon and 23 °C at dawn is considerable, this changes everything: the house smooths out the swing instead of suffering it.
On the coast, in Casablanca or Rabat, the reasoning is less favourable. The day/night swing is small, humidity is high, plots are narrow and semi-detached: thermal mass brings less and constraints increase. There, I favour orientation, solar shading, cross ventilation and mineral renders indoors, rather than a load-bearing earth wall.
In any case, raw earth never works on its own. It needs three essential companions:
- An overhanging roof or a properly detailed parapet, to protect the top of the wall and manage run-off water.
- A plinth in stone or concrete, 40 to 60 cm above the finished floor level, against rising damp and splash-back.
- Bioclimatic design: patio, cast shade, small openings to the south and west, large protected openings. This work happens when drawing up the villa plan, not when choosing the material.
What raw earth costs in Morocco: 2026 orders of magnitude
Here are the ranges I use to frame a discussion at concept stage. They vary enormously depending on how far the blocks have to travel, whether a competent team is available and the nature of the soil on site. These are 2026 orders of magnitude, to be confirmed by contractor quotations.

Translated into overall cost, a well-executed villa in CEB or rammed earth usually falls between 8,000 and 13,000 MAD (Moroccan dirhams) per m² turnkey, compared with 6,500 to 9,000 MAD for good quality concrete construction. The extra cost is not in the material, which is almost free, but in labour hours and logistics.
Against that, you have to set the real savings: less added insulation, often no interior lining, an air conditioning system reduced to a few backup split units instead of a full installation, and a summer electricity bill that can drop by 30 to 50 % compared with a poorly protected block-built house. Over ten years, the initial gap largely closes in dry climates.
On the design management side, raw earth requires more detailed drawings, more site visits and sometimes a wall prototype. This is reflected in the appointment: my fees remain within the stated range of 8 to 12 % of the works value for a full commission, with a higher number of site visits than for standard construction.
When I recommend raw earth, and when I advise against it
I prefer to be clear with my clients from the first meeting: raw earth is an excellent choice in some contexts and a poor one in others.

In an apartment or a commercial space, the spirit of this trend comes across very well through the finishes: lime renders, tadelakt, mineral limewash, solid wood furniture. This is what I do regularly in interior architecture in Casablanca, where load-bearing earth makes no sense but where mineral materials completely change the perception of a space.
One point my clients often raise since the Al Haouz earthquake of 2023, and the question is a fair one: unreinforced earth masonry performs badly in seismic zones. The answer is not to abandon earth, it is to build it properly, with horizontal and vertical ring beams, a lightweight and well-anchored roof, limited wall lengths, and compliance with Moroccan seismic regulations. Well-designed contemporary raw earth is not the same as an unmaintained traditional building.
Permits, technical inspection and insurance: getting the project accepted
This is where most raw earth projects come to a halt, for lack of anticipation. Here is how I structure the file.
The building permit
In Morocco, applications go through the Rokhas platform and the file must be prepared by an architect registered with the Ordre National des Architectes, in accordance with law 016-89. In substance, the committee does not assess the wall material but planning matters: height, footprint, setbacks, plot ratio. The thickness of an earth wall, however, eats into usable floor area: a 50 cm wall instead of 25 cm over 60 linear metres means roughly 15 m² of lost floor space. Structure and technical inspection
The sensitive point is the structural engineering office and, for projects that require it, the technical inspection office. Load-bearing raw earth does not benefit from the same body of standards as reinforced concrete. Three solutions work in practice:
- Hybrid structure: a concrete or steel frame taking the loads, with CEB or adobe infill. This is the easiest route to get approved, and it retains most of the thermal benefit.
- Laboratory testing of the blocks produced for the site, with compression and water absorption test reports.
- A 2 by 2 metre prototype wall built on site, tested against run-off and visually approved by the client before the works begin.
The prototype is my best tool of persuasion: in one week it settles debates that would otherwise drag on for months. It also allows the final colour to be fixed, which depends directly on the earth extracted on site.
The contractor
I systematically ask for verifiable references in raw earth, a visit to a previous project and the name of the foreman who will actually be present. A general contractor from Casablanca or Rabat can manage the trade package, but the wall must be built by masons who know how to do it.
Companion materials: lime, tadelakt, zellige, cedar, brass
Raw earth on its own quickly turns into rustic decor. What makes this contemporary trend interesting is the combination with Moroccan materials worked with precision.
- Lime and limewash: essential outdoors to protect the earth while letting the wall breathe. Allow 150 to 350 MAD per m² depending on the number of coats, 2026 order of magnitude.
- Tadelakt: in bathrooms and kitchens, the only continuous mineral finish that tolerates humidity without joints. Around 400 to 800 MAD per m² depending on the craftsperson and the complexity of the shapes.
- Zellige: to be used sparingly. A worktop, a niche, a fountain base. The contrast between the irregular surface of the zellige and the matt mass of the earth wall works remarkably well.
- Cedar wood: joinery, screens, ceilings. The warmth of the wood offsets the severity of the earth.
- Brass: handles, light fittings, taps. A few points of shine are enough to lift the design out of a purely vernacular register.
- Local stone: plinths, thresholds, copings. Technically useful and visually coherent.
A practical piece of advice: raw earth is a material that moves slightly and whose colour evolves over time. From the design stage you need to plan for repair zones, corner protection in circulation areas and a maintenance budget for the exterior render every seven to ten years, much like external joinery. Clients who accept this are delighted with their house. Those expecting a perfectly unchanging surface will be disappointed, and I tell them so before we start.

Is building with raw earth in Morocco cheaper than concrete?
Not at construction stage. The material is almost free but the labour takes longer: allow 700 to 1,200 MAD per m² of wall in laid CEB against 500 to 800 MAD for rendered and insulated concrete block, 2026 orders of magnitude to be confirmed by quotation. The savings come afterwards, on air conditioning and summer energy consumption, especially in dry climates.
Does a raw earth house stand up to rain and heavy downpours?
Yes, on three conditions: a hard plinth 40 to 60 cm high, protection at the top of the wall or an overhanging roof, and a well-maintained lime render. Walls that deteriorate are almost always those that have lost their render or where water pools at the base. This is a material that demands rigorous detailing, not luck.
Is rammed earth viable for a villa in Casablanca or Rabat?
As a load-bearing wall, I usually advise against it: high coastal humidity, a small day/night temperature swing so reduced thermal benefit, and plots where every centimetre of thickness is expensive in living space. On the other hand, mineral renders, tadelakt and serious work on orientation give excellent results. I am happy to discuss this as part of a commission as architect in Casablanca.
Will the technical inspection office reject a raw earth project?
It will reject a load-bearing earth wall without justification. It generally accepts a hybrid structure, a concrete frame with CEB infill, or earth masonry supported by compression tests on the blocks actually produced. The question must be put to the structural engineering office at concept stage, never after the permit has been filed.
Do I need an architect for a raw earth project?
For any construction subject to authorisation, yes: the file submitted on Rokhas must be prepared by an architect registered with the Ordre, under law 016-89. And fundamentally, raw earth lives or dies by its details: thicknesses, thresholds, protections, ventilation. It is the kind of project where design has more influence on the result than the budget.
Can I test raw earth on a small structure before committing?
That is exactly what I recommend. A boundary wall, a pool house or an extension of 20 to 30 m² lets you validate the site's earth, the colour, the masonry team and the final appearance for limited financial risk. Many of my clients go through this step before deciding on the main house.
