The soil comes before the plan

The Gharb plain consists largely of clay and silt soils, with a high water table in places. In practical terms: standard shallow foundations are not suitable everywhere, basements are often inadvisable, and perimeter drainage is not optional.

A geotechnical survey commissioned before the final design stage costs a fraction of what it saves. It determines the type of foundation, and therefore a significant share of the structural works, and it prevents the shrink-swell cracking seen in many local buildings.

The climate, more humid than along the Casablanca corridor, also shapes design decisions: cross ventilation, protection of exposed façades, and materials that cope well with moisture.
